December 2006 Annual Homeowners Meeting

Quorum of homeowners established.

Purpose of the Annual Meeting is to elect Directors for January and to review 2006 financial reports and review of board business/projects completed.

Frankie reviewed the annual Budget Comparison – January 2006 to December 2007 and explained line items.

Comment/suggestion: The board should look at on-line banking instead of drafting as a way to save some money. The draft is not a freebie.

Comment/suggestion: Pond management. What does it include? Tests the water and applies fungicide/etc. to control. Comes twice a month from May to September and once a month October to April.

Comment/suggestion Landscaping – blowing leaves also blows the mulch away from common areas.

Fence by Astor and parking problems. Visitor parking should be clearly noted. Laura commented that a sign that indicates “If towed, please call…” might discourage people from parking where they shouldn’t. Parking problems.

Legal fees: Now being charged back to delinquent owner. Flat fees for certain items were negotiated by Frankie when she met with attorney.

Auditing/Accounting question: From Cone Properties to Property Management team, was an audit done to assure that all money was accounted for? Reports from bank/property management companies jived. An official audit is very expensive. How much information is needed by homeowners? Budget is a great thing.

Hydro-jetting all lines. This was done in 2005 – now we need to get on a maintenance schedule.

Very good bottom line. $__.

Landscaping concerns: mowing over trash, concerns. Weekly letter being sent to landscaper. Being monitored closely – Frankie talks with landscaper at least weekly. Any landscaping issues, immediately phone Frankie.

Trash can problems: We should label cans. Assign space. Fine owners if cans aren’t taken back.

Elections: Vote for Don, Edison, Laura, Sarah


Laura, Don, and Edison have been re-elected for another year.

Homeowner Concerns:
Prestwick Place: stumps; ask Craig for an estimate to remove stumps
Grove Park: numbered & restriped
Providence: pothole at entrance to court
Quintin: big crack in sidewalk
Finley: tore up side curb; Street Maintenance? Don is going to take photos to city council work session
Prestwick Place: parking problems with the fence
Finley: Parking on both sides of the street; it’s a problem; Ask city to extend no parking signs closer to water pumping station.
