Resolution for WPHOA Appearance and Maintenance Committee

The Board of Directors of the Walden Pond Home Owners Association (WPHOA) hereby establishes the Appearance and Maintenance Committee, to be composed of members of the association, for the following purposes:

•  To periodically assess and prioritize the maintenance needs of the common areas of Walden Pond that are owned by the WPHOA, and to advise the Board of Directors of these needs and possible actions in meeting them;

•  To periodically monitor the appearance of the privately owned dwellings and lots in Walden Pond and to advise the Board of Directors on violations of covenants and other issues regarding the appearance of such dwellings and lots, especially those that may detract from the overall appearance of the Walden Pond community, and to advise the Board of Directors on possible actions to resolve these appearance deficiencies;

•  To advise the Board of Directors on changes that may be needed in the appearance covenants and appearance standards of the Walden Pond community;

•  To organize special community events (e.g., “clean-up” days) regarding the appearance and maintenance of the Walden Pond community, as well as related activities as directed by the Board of Directors.

It is the intention of the Board of Directors that the Appearance and Maintenance committee and its members shall be principally an advisory committee to the Board of Directors, reporting on suggestions for action by the elected Board. The elected Directors shall be responsible for contacting homeowners regarding covenant violations and other matters related to private property; and to make final arrangements for the employment of landscapers, pavers, and other vendors providing services for WPHOA commons areas.

The Appearance and Maintenance Committee shall be headed by a chairperson appointed by the WPHOA Board of Directors. The chairperson shall be responsible for appointing sub-committees and sub-chairpersons within the committee, delegating tasks to these members, and scheduling meetings and other committee events. Committee membership shall be open to any WPHOA member or to his or her properly designated agent. At least one elected Director should serve on the committee as the Board's representative and liaison.
