September minutes: September minutes approved as written.
Homeowners' concerns:
- ____ expressed concern about noise and loud music from ____; Perhaps a newsletter article could be written about courtesy in a community.
Property Management Report:
- Frankie reported that the October 5 th walkthrough was completed and letters were mailed to owners regarding maintenance issues noted in walk through.
- Six welcome packets were mailed to new owners.
- Frankie phoned the homeowner of ___ Georgetown regarding the maintenance problems (water leaking into basement). Homeowner has not yet returned the call.
- Ellis Aquatic has been hired for pond management.
- Letter mailed to Craig about landscaping issues to be addressed.
- Termite inspection has been completed. Several units had locked storage rooms and will be sent a certified letter notifying them of the need to make their unit available for inspection. (See Management Report for specifics about units).
- Duke Power has been called about lights at Astor Court, Providence and Wildberry/Quintin Place. Lights will be reinstalled and checked. If not working properly, then an electrical problem exists and Duke Power must address.
- Discussion of stone selection for retaining wall on Grove Park. Belgard stone is preferred. Estimate received from Doughty Landscape Construction. An engineering or architectural drawing will be submitted before construction of the wall.
- Edison will place a request in the newsletter for homeowners to submit a copy of insurance policy to Morgan's Property Management.
- Water meter boxes will continue to be replaced as needed.

New Business:
- The Aesthetics Policy has been revised and will be posted on-line (as a draft).
- A homeowner has requested an exception to the existing policy concerning front doors (all white; six-paneled) in order to purchase a new door with oval shaped glass insert. The Aesthetics policy will allow exceptions on a case per case basis. Owners should submit proposal in writing.
- Front storm doors should be full glass. High-end doors with screen inserts and a small center bar will be allowed
- Mailbox locks: Owners can install a new lock to mailboxes. The USPS, Lowe's, or a locksmith carry and can install new locks. Edison will write an article about mailbox locks in the next newsletter in order to clarify concerns.
- Motion made and approved to repaint parking lot lines and numbers in Grove Park and Finley.
- Motion made to freeze dues at $68.00 until November 2007. Laura and Ed voted yes. Edison voted no. Motion passed.
