Walden Pond Homeowners Association
Board of Directors Meeting
September 16, 2006

Present:

Board Directors: Don Barry, Laura Atkinson, Edison McIntyre

Board Officers: Steve Williams, Sarah Wright

Property Agent: Frankie

Community Members: S.M., K.F.

Business:

•  October minutes approved with minor revision.

•  Ed will check with church about time for October meeting Management report:

•  Frankie talked with bank about interest rate earned if money is shifted from operating to money market account. Only new accounts benefit from better interest rate.

•  Retaining wall bids are coming in. Ed wants Frankie to call Harold about the name of the person that Harold was working with on the block construction. Only one block building contractor is licensed and certified in this area so only one bid will be solicited.

•  Three certified lake management companies work in NC so it is really difficult to find people; Fosters is one and a Chapel Hill company is coming today. Frankie discovered that our pond does not require a bond. Frankie will look into NC State and/or extension service about pond analysis or maintenance.

•  Frankie needs tax id number for Walden Pond Association. Sarah and Frankie will look through existing files.

•  Finley Street landscaping. No word yet from City.

•  Neighborhood Watch interests have come in. The next step is to put two block captains in touch with one another and advise them about what they can do to organize and promote active participation among residents.

•  Parking has become a major challenge and is an ongoing process. Don has been threatened and verbally harassed when he has made efforts to talk with residents who have parked illegally or who have cars out of compliance. Frankie will call the city about the residential parking rules for taxis. Discussion commenced about issuing tags for residents to be posted on rear view mirrors. Parking lot restrictions and policies need to be clearly articulated in the aesthetics policies. Police cannot tag vehicles on private streets. Frankie said that an off duty school guard is paid by one association to walk around the property and tag vehicles. Edison has asked Frankie to draft a parking policy to be voted on in the October meeting.

•  Georgetown area is wet behind homes. Downspouts are part of the problem; Frankie will look into it and notify owners before any work is done.

•  __ Providence : gutters in need of repair

•  __ and __ Providence want pole light put in.

•  Light outside __ Providence is out. Frankie will call Duke Power — already received list of lights out.

•  Laura will write something about nominating committee and being on the board for the next newsletter. Sarah remembers that the ballot/proxies should be mailed out 60 days in advance of the meeting. Frankie will check to see if that is accurate.

•  Finley walk through rescheduled.

•  Frankie needs for owners to add Walden Pond as insurer with home insurance companies.

•  __ Astor: roof problems observed (collapsed area) — owner notified.

11:00 a.m. meeting adjourned

Respectfully submitted by Sarah Wright, Board Secretary
