Walden Pond Homeowners Association Board Meeting
August 15 , 2007
The Board's regularly scheduled monthly meeting convened at 7:07 p.m. with all three voting Board members present.

FINANCIAL REPORT:
As of August 15, 2007, Ms. Johnson reported the HOA's financial assets:

(The ___ account is being phased out. The HOA's working account will be located at ___, which offers more favorable banking terms for the association.)
Since there was no formal July 2007 meeting of the board, the approval of minutes was waived.
President Barry opened the floor to comments and questions from HOA members. ___ asked about apparent violations of the HOA's Aesthetics/Maintenance policies by a particular unit on Georgetown Court. After a discussion of the details, the board instructed Ms. Johnson to contact the owner of the unit in question to relay the complaints and to seek compliance with the established policies.
Ms. Johnson reported that plans for the Grove Park retaining wall had been received and that she would be meeting with the contractor on Aug. 27 to prepare for staring work on this project. Work also is projected to begin soon on the Durbin Court retaining wall.
Ms. Johnson reported that the City of Durham has removed extra trash cans from behind Providence Court, as requested by the HOA.
Ms. Johnson noted that several units in Walden Pond have been sold/purchased in recent weeks. Another unit had been purchased the day of this meeting.
___ reported repeated violations of parking regulations on Providence Court. The Board instructed Ms. Johnson to send a warning letter to the owner in question.
The Board also heard a report from Ms. Johnson about damage done to the grounds of the Providence Court area by a water leak. After discussion, the board voted 3-0 to fund repairs (fill dirt, grass seed and straw mulch) to the affected area.
Ms. Johnson reported that a contractor has been identified to perform sidewalk repairs on Durbin Place, Georgetown Court, and Prestwick Place, but that the contractor would not be available for approximately six weeks. After discussion, the board instructed Ms. Johnson to seek a contractor who might be able to perform the repairs sooner at a reasonable cost.
Repainting of lines and numbers on Prestwick Place, Georgetown Court, Grove Park, and Durbin Place should be completed in the next few weeks, Ms. Johnson reported.
At 7:55pm, the board went into executive session to discuss delinquent homeowner accounts.
The board ended its executive session at 8:20pm and immediately adjourned the meeting.
