Homeowners Concerns:
• A resident on Quintin has complained about noise and loud music coming from another unit on Quintin___. The problem has become very confrontational. Frankie will talk to ___ and find out what he has done to address the problem.
• Frankie has mailed (overnight delivery) a letter to the owner of ___ Providence about a significant water leak in and around the unit. Water is running downhill and collecting by ___. The owner must make repairs by next Monday or the HOA will.
• ___: Parking concerns on Georgetown are cropping up and she would like to know the time table for paving and marking assigned spaces. The Board Directors said that the priority right now is getting several retaining walls redone and then paving concerns will be addressed. Since numbers in several courts at not visible, repainting/restriping may be done prior to repaving – but the board would like to avoid paying for repainting/restriping on any court twice.
o The Board recognizes that parking is a problem in several courts because there are more cars than available parking spaces. In all likelihood, Georgetown will probably be paved before the fall.
o ___ requested that the newsletter contain information about the paving and painting time line so that everyone will know what is happening. The Board will have to reassign spaces. Frankie will get back to ___ about a date for reassigning spaces.
• Minutes for April and May have already been approved. The Board will reconsider whether minutes will or will not continue to be posted on-line on the website. Will talk about this when Edison is back in town.
Management Report:
• Plans for Durbin retaining wall are in. Frankie will be meeting with engineer and landscaper. Grove Park retaining wall – Frankie
• Finley sewer main has been cleaned out.
• Most trash cans have been repainted – some areas of WP need to be revisited. Laura will not do it and we will hire someone to paint. Laura moved to hire someone to complete the job – Don seconded and Board approved.
• Trash can corral proposal– The Board is considering using white vinyl panels (6 ft panel) – to create two spaces to store some cans (Durbin/Finley and Wildberry). Treated wood might look better and might afford a better sized space. Footbridge might be a better option for the Durbin/Finley units. Laura and Don will look at the area again to decide between vinyl and wood. ___ is interested in constructing the trash can corral and footbridge. 323 and 325 Wildberry – trash cans can’t easily be stored because of red clay on slope to backyard. Frankie will send a letter about keeping trash cans in trees.
• ___ has trash in yard and Frankie will contact ___.
• 10 surplus trash cans will be removed and taken to other associations (Frankie).
• Repainting of lines and numbers: Priority will be given to Prestwick and then to Georgetown.
• Light pole outside #22 Providence – something wrong with the light – Duke Power has ordered part and will repair the light.
• Declarant pages have stopped coming in – only 12 total have come in. Put in newsletter again. Edison can do this.
• ___. The crown/gable is missing. ___ has not repaired siding. Frankie will send letters to owners.
• ___ – two cars broken into last night. Stereo equipment was taken.
• Trash on Wildberry (in the woods)—Frankie will talk to Craig about hauling the trash/litter away.
• The light at the top of the brick column at the Wildberry entrance has burned out.
• Don moved that the July meeting be cancelled and reconvene on August 15. Laura seconded. Board approved. Business can be conducted via e-mail.
