May 9, 2007
The board's regularly scheduled monthly board meeting convened at 7:00 pm with all three voting board members present.
Those attending were:
Board Directors: Laura Atkinson, Don Barry, Edison McIntyre
Board Officers: Paul Caruth, Steve Williams
Property Agent: Frankie Johnson of Morgan Properties
HOA Members: A.D., G.L., C.W.
Minutes from the April meeting were unavailable.
Financial Report (by Ms. Johnson)
Walden Pond HOA cash assets as of April 30, 2007:
Walden Pond Working Account: $__
Walden Pond Reserve (Money Market) Account: $__
Total Cash Assets: $__
New Business from Members:
___ presented information regarding parking spaces on Georgetown Court. The space reserved for her unit often is used for other vehicles, whose operators apparently ignore the numbering on the space. She asked for a special parking sign to more clearly designate the parking space for ___. ___ also requested that a "No Parking" sign be placed to prevent vehicles from parking in the entrance into Georgetown Court. After a short discussion, the board voted 3-0 to have these signs erected as requested, at HOA expense.
___ raised issues regarding trash container storage for 13-20 Durbin. She said the proximity of a small stream behind these units makes it difficult for some of the residents to store trash containers directly behind their units, as HOA policies require.
After a short discussion of the policy and options for storage, the board members agreed to set aside a portion of the HOA common area for storing trash containers for Nos. 14-16 Durbin.
Management Report:
The board heard a short report from Ms. Johnson on the status of back dues and possible foreclosures against owners because of back dues owed.
Letters were sent to residents of Grove Park court regarding use of parking spaces, including reserved spaces.
Old Business:
Ms. Atkinson is proceeding with labeling of trash containers. At this time, containers on Astor, Grove Park and Quintin courts have been completed. Containers on Prestwick, Durbin, and Wildberry courts, and Finley Street are to be done on May 19, with the remaining courts to be completed by the end of June.
The board discussed plans for repaving and remarking parking lots, particularly in Providence and lower Georgetown lots. Mr. Caruth will assess an engineering report made on borings taken in these lots and consider options for proceeding with the repaving.
The board discussed plans for replacing the retaining wall behind units 9-16 on Grove Park Court. An engineering plan for this project was due in early June but had not been delivered as of today. Ms. Johnson will contact the engineering firm to see if the report can be delivered within the next few days.
The board discussed the cleaning of sewer lines in the commons area. Ms. Johnson said the common lines were last cleaned in the spring of 2006. After a short discussion the board agreed to pursue bids on another cleaning later this year.
New Business:
There have been some complaints about wild/unleashed dogs in Walden Pond. Mr. Barry suggested an item should be inserted in the next newsletter instructing residents to call 911 with unleashed dog complaints.
The meeting adjourned at 8:30pm.
Next meeting is June 13, 2007 at 7pm.
Respectfully submitted by Edison McIntyre, Treasurer and Acting Secretary
