Walden Pond Homeowners Association Board Meeting

October 13 , 2007

 

 

 

The HOA regularly scheduled monthly Board meeting convened at 10:05 a.m. with all three voting board members present.

 

Those attending were:

 

  Board Directors: Laura Atkinson, Don Barry, Edison McIntyre

  Board Officers: None

  Property Agent: Frankie Johnson of Morgan's Property Management

HOA Members: S.M. ___

 

Minutes from the September meeting were unavailable.

 

 

New Business from Members:

 

___ mentioned that HOA meetings on Wednesday nights, being church night, makes it difficult for some homeowners to attend. The Board will take that into consideration when scheduling next year's meetings.

 

___ suggested that we make use of the sign post that was put up for ___ Georgetown's parking space before the lines were repainted. The Board decided after some discussion to replace the sign with one stating "Visitor Parking". Frankie will run the final wording and design past the Board before the new sign is ordered.

 

___ mentioned that a tree drips sap on the car of ___ Georgetown. The Board has never received any complaints about this from residents in ___ Georgetown and so will not take any action at this time.

Old Business:

 

Don asked that the rope or pipe in the pond be looked at by the pond management company and removed if possible. Laura asked if we could get someone to replace the old grate with a more aesthetically pleasing one.

 

There was discussion of ordering some sticky notes to place on garbage cans that are left at the curb too long. Frankie drove through the neighborhood before the meeting and noted all trash cans still at the curb today. She will send warning letters to the owners. The Board would like to be more strict in enforcing trash can policies.

 

Water leaks at ___ Providence and ___ Durbin have apparently been resolved by the owners.

 

We will be getting an estimate soon for sidewalk repair.

 

We need to finish the last aesthetics walkthrough. It largely depends on Frankie's schedule so she will propose a day soon. She will be on vacation Oct. 30 - Nov. 1.

 

The Durbin Place and Grove Park retaining walls are scheduled to begin construction November 5.

 

The Prestwick parking lot will be repainted November 12. At that time, the parking space for ___ Georgetown will be swapped at the request of the owner.

 

 

New Business:

 

It was decided that financial information would no longer be posted in the online minutes. This information will be available to HOA members only.

 

Annual meeting letters and proxy ballots need to be mailed out soon.

 

Laura stated that she would like to offer a survey or list of referenda items at the annual meeting so that members may vote and prioritize the non-essential improvements for the neighborhood (such as juniper removal, mailbox enclosures, etc.) so that we can be sure that we are spending money in accordance with what the majority of members want. The other Board members liked the idea and Laura agreed to draft the survey and share it with the Board in advance of the annual meeting for feedback.

 

Frankie offered the Board a proposed budget for 2008. The Board approved the budget with a couple of minor changes.

 

Delinquent accounts were discussed in executive session.

 

 

The meeting adjourned at 11:45 a.m.
