Meeting Minutes - March 25, 2008
In attendance: Sheryl Morgan, Don Barry, Virginia Hunter, Steve Williams, Laura Atkinson, S. M.
Called to order at 7:00 p.m.
Homeowners Concerns
- Burned-out lights on top of entrance signs. Steve expressed concern that there may be a wiring or grounding issue causing the bulbs to burn out so quickly. It was agreed that we would have an electrician check the wiring and fixtures and give us an estimate, at which point a decision would be made on how to proceed.
- Trash cans are still being left out past Friday morning. [omitted online] stated that we should let the city do its job in fining the residents before the HOA tries to impose fines. Sheryl will call Mike Simpson again from Durham code enforcement.
- Laura gave an update on the move to the new web hosting company for the official website.
- Sheryl will look into a car parked on Quintin with tag number [omitted online].
- Laura asked about a deck replacement at [omitted online]. Virginia stated that the new deck was exactly like the old one and it had not been expanded. There was discussion on whether homeowners must get prior approval for such work, when no changes are being made. In the past, Frankie had stated that they should, in order to avoid questions later and especially in case the unit changes owners. No consensus was reached as to whether this should be the expectation here on out.
- A letter was received from owner of [omitted online] complaining about people parking in No Parking areas. Possible remedies were discussed.
Approval of Minutes from Previous Meeting
Unanimously approved with minor corrections.
Management Report
- Aesthetics walkthroughs nearly completed.
- Trash can corrals completed. Some discussion about the ground clearance of one of the gates.
Old Business
- Options for an audit were discussed at length. Depending on extent of audit, cost would run from $2000 - $5000. It was generally agreed that we should call a special meeting for all members to make a decision for spending that amount of money. Sheryl will get more pricing information and details and the issue will be revisited at the next monthly meeting.
- The repainting of Grove Park parking lots was discussed and a unanimous decision made to proceed with layout as planned.
- The addition to the Durbin Place retaining wall fence, needed to prevent people from falling over the side, was unanimously approved. [omitted online] is the contractor.
- The business operating out of [omitted online] has been dealt with.
- Still working on getting an estimate for sidewalk repair.
New Business
- Plans were made to complete aesthetics walkthroughs of Wildberry and Quintin on March 29 at 10:00 a.m.

Delinquencies and pending foreclosures were discussed in executive session.
