In attendance: Sheryl Morgan, Virginia Hunter, Steve Williams, Laura Atkinson, Chantal Winston

Homeowners Concerns
- Chantal Winston expressed her wish to serve as an officer on the Board. Virginia made a motion for Chantal to be the leader of the aesthetics committee and this was seconded by Steve.
- Residents at [omitted online ] are leaving food scraps and garbage out and creating a health hazard. The Board discussed various options for dealing with this.
- Gutters are falling off of [omitted online].
- Chantal presented a detailed plan to the Board asking for permission to replace her front steps with a set of covered steps, similar to others near her unit. The Board members had no objections to the plan and asked Chantal to submit the architectural change request form to finalize the request.
- Laura asked the Board about painting her backyard railings white. The Board did not approve this request.
Approval of Minutes from Previous Meeting
Unanimously approved.
Management Report
- One of the Durbin parking lots has been repaved and repainted and the other will be done in the next two days.
- The fence for the Durbin retaining wall has been completed.
Old Business
- Sidewalk repair - have only gotten one bid and it is not attractive so Sheryl will try to get another. Four contractors have not gotten back to her.
- Trash cans were discussed again. [omitted online] keeps storing theirs at the front of the unit. While the Board was out looking at Finley parking lots, it was noted that this unit has four trash cans. Sheryl will follow up with the homeowner.
- It was decided that rather than have the whole group do a follow-up walkthrough all at one time of the whole neighborhood, each Board member would take a court or two and check to see what has not been done from the letters already sent out and what new aesthetics problems have come up.
- The audit will take place in August.
- Laura asked again about the possibility of removing the fence along Prestwick and acquiring a small strip of land to expand the parking lot. Sheryl will investigate who owns that land.
- To proceed with shrub removal, Laura will start with Prestwick and take photographs to show the Board how many units will need some shrub removal and/or addition of mulch. We will do one court at a time.
New Business
- Sheryl asked the Board what should be paved next. It was suggested that the Finley lots be done but Steve had some concerns about one of the lots, so the group walked out together at the end of the meeting and had a look and came up with a plan to repaint lines on two of the lots and get a bid for repaving one. The middle lot had a hole that Sheryl will ask the pavers to patch while they are out paving Durbin. Several residents spoke with the Board about parking issues there.
- Sheryl presented a quote for repainting the mailboxes. Laura suggested we wait and look at options for replacing the current mailboxes with new ones.
