Walden Pond Homeowners Association
Meeting Minutes - November 25, 2008
In attendance: Sheryl Morgan, Mike Long, Steve Williams, Laura Atkinson
Called to order at 7:05 p.m.
Homeowners Concerns
- Laura mentioned the broken ground light on the Wildberry entrance sign. Sheryl will get someone to look at it.
Approval of Minutes from Previous Meeting
Unanimously approved.
Management Report
- Prestwick parking lot survey has been completed and there are wooden stakes showing the boundary of our property. Laura will take photographs of the stakes in case they get lost. The HOA owns the land right up to the tree line so we have more options than we thought for expanding the lot and/or putting up a replacement for the fence.
- Providence sidewalk has been repaired where the construction of the drainage area had torn it up.
- A letter was approved by the Board and sent to [omitted online] regarding sidewalk issue.
Old Business
- The Board discussed the blanket insurance policy. Laura made a motion to have the attorney draft a proposed amendment to the Bylaws that the full membership could vote on. The motion was not seconded. The Board wants to get more information before spending the money (approximately $1000-$1200) for the amendment draft.
- Sheryl is still waiting on the accountant for the audit.
- Sheryl cannot find any record of the sidewalk work done at [omitted online] Georgetown. Laura will try to find this information in old e-mails.
- The Board decided to have a tree expert look at the tree at [omitted online] Wildberry and give us an opinion on whether it should be cut down.
- Sheryl has a ticket number from the city to come and look at the uncovered water meter at [omitted online] Astor.
New Business
- Laura will try to prepare a newsletter before the annual meeting, with information on dues, the new city policy for large item pickup, blanket insurance policy, etc.
Financial Overview
- Reserve account: $[omitted online]
- Working account: $[omitted online]
- CD: $[omitted online]
A unanimous vote was taken to transfer [omitted online] from the reserve account to the CD. This will earn us considerable interest.
Delinquencies and pending foreclosures were discussed in executive session.
Adjourned at 8:07 p.m.
Next meeting is the annual meeting, December 9, 2008 at 7:00 p.m. at McMannen Methodist Church.
