Meeting Minutes - April 25, 2009

In attendance: Sheryl Morgan, Steve Williams, Laura Atkinson, Mike Long and a quorum of homeowners

Called to order at 9:36 a.m.

President Mike Long gave a review of 2008 projects and accomplishments:

Trash corral & bridge
Mulch
Removed dead/dying Leyland cypress, ground stumps & 10 dead bushes
Paved Durbin lots, relined & # Grove park & Prestwick
Augured main sewer line, replaced part on main line on Prestwick
Providence-removed failing wood retaining wall, redid entire area with up to date drainage.
End of Finley, removed rock, dredged, reinstalled & added new rock to drainage ditch.
Dredged and deepened drainage area behind Durbin.
Removed fence from Prestwick
Sidewalk repair at Providence
Completed aesthetics walkthroughs & began the process of enforcement.

2009 Projects
Correct drainage problem at Providence Ct, repave.
Blanket insurance
continue improving the look of the neighborhood by enforcing the aesthetics policy
remove dead and unattractive shrubbery throughout the neighborhood and put down mulch in all areas (not just common areas)
improve the appearance of mailboxes
investigate options for acquiring a meeting hall / office space

Homeowners Concerns

• A resident of Astor asked when the parking lot would be repaved, because of potholes. Sheryl stated we can easily repair potholes without repaving and will get this done.
• Julia Caruth raised the issue of jetting sewer lines.
• The issue of rooves and contractors were discussed. Laura and a few others pointed out that we've recently replaced our rooves and would be upset if all of a sudden the HOA took over this responsibility.
• The Neighborhood Watch was discussed and volunteers were solicited.

Management Report

• Sheryl broke down the annual budget and homeowners discussed it at length.

New Business

• The blanket insurance policy was discussed at length. The membership was polled and the large majority were in favor of pursuing a blanket policy.
• Steve Williams, Mike Long and Julia Caruth agreed to run for election. Since there were only three candidates, voting was skipped and these three became our new voting Board members.
• The winners of the drawings for meeting attendance were [omitted online] for the proxy ballot - 1 free month of dues and [omitted online] for the in person attendance - 2 free months of dues.
