Regularly Scheduled HOA Board Meeting

Wednesday, August 23, 2006, 7:00 pm
McMannen United Methodist Church
4102 Neal Road, Durham
All Walden Pond owners and residents welcome

Appearance, Appearance, APPEARANCE !!!

The Walden Pond HOA continues to work on updating appearance standards for our community, with the idea of permitting maximum use of your property while ensuring a degree of community neatness and uniformity that will help maintain the value of your home investment.

Remember: The exterior appearance of your townhome is your responsibility.

Other than the mowing your front and back yards, the HOA provides no regular maintenance on your porch, siding, roof, exterior doors and windows, deck, or adjacent landscaping.

However: The HOA is responsible for seeing that repairs to your exterior, and additions like fences and railings, do conform. The idea is not to inhibit owners in making repairs or changes but simply ensuring they are keeping with the approved appearance standards (which can be viewed on the HOA website).

If you intend to make an exterior repair or change, PLEASE BE SURE to contact Ms. Frankie Johnson at Morgan's Property Mgt. (contact info at right) to obtain an Architectural Change Application . A formal application and review by the HOA board will be necessary before you can proceed with the repair or addition.

IMPORTANT!

HOA Board Plans Next Meeting for Wednesday, August 23

The HOA board will meet for its regular monthly session on Wednesday, August 23, at 7pm.

The meeting is scheduled for McMannen United Methodist Church, directly across Neal Road from the main entrance to Walden Pond. All Walden Pond owners and residents are invited.

What's Cookin'? …

The HOA recently got a query from a new resident: “What restaurants deliver good food to our neighborhood?”

What's your opinion? We all know about Domino's, Pizza Hut, Papa John's, those usual suspects – but are there any non-pizza restaurants or services that can deliver a good meal to your front door on those evenings when cooking just isn't an option?

HOA president Don Barry recommends Rainbow Chinese (910 W. Main St. , 688-2120) and Cinelli's Italian restaurant (and pizza, too -- 607 Broad St., 416-4554).

If you have a favorite food delivery place to recommend, send it to the newsletter editor at the address below. We'll try to work it in to our next edition and perhaps post a list on the HOA website. Bon appetit!

More Garbage Wars

Just a couple of reminders: (1) Please store your rollaway “solid waste” container BEHIND your townhome, NOT at the end of the buildings or elsewhere. (2) Remember, city garbage pickup won't take anything that's NOT in the standard “solid waste” container. See the July newsletter (at the HOA website) for information on disposing of other types of trash.

LETTER TO THE EDITOR:

Newsletter Needs to Get Better

The July edition of The Lamppost was not only late in being circulated but contained an egregious (!) factual error.

The guy who writes and edits this letter needs to get on the ball, or I'm canceling my subscription. What do you think of that? Huh? I mean, huh?

Irate Owner, 10 Prestwick

Newsletter Contributions

The editor is always looking for items of interest to ALL Walden Pond HOA members. You can leave submissions at 10 Prestwick Place, or Email it to address below. All submissions are subject to editorial consultation for length, content and style.

Newsletter Delivery

We also need help in distributing the newsletter door -to-door (which saves the HOA approximately $80 a month of your money in postage costs, compared to mailing it to every townhome). If you can take 15-30 minutes to cover one court, once a month, please contact the Email address below.

If you receive this newsletter by postal mail because you don't live in Walden Pond, you can save the HOA $4.68 a year in postage (it adds up!) by having the newsletter Emailed to you. Send your Email address to Frankie Johnson at Morgan's Property Mgt. at: MorganPropMgr@aol.com

This newsletter is edited by Edison McIntyre, 10 Prestwick . Contents are reviewed by the HOA board before distribution. Please direct comments, submissions, or address information to Editor, 10 Prestwick Pl. , Durham 27705 , or directors@lists.waldenponddurhamnc.org
