Trash Can Labels, Fines Planned for Spring
In a continuing effort to improve the appearance of Walden Pond , the HOA board is planning to institute a system of fines for improper use of rollout trash bins.
This will involve the re-labeling of all rollout bins with the number of its unit. Once the re-labeling is completed, fines will be imposed on homeowners whose bins are left out too long after Thursday morning trash pickups.
The HOA Maintenance and Aesthetics Policy, revised last November (available on the HOA website), states that rollout trash bins:
Must be stored at the REAR of each unit (not in front or on the side of a building);
Should be rolled out for pickup no earlier than Wednesday night and removed to the rear of the appropriate unit no later than 24 hours after pickup (i.e., by Friday morning).
Please help keep Walden Pond clean and attractive by keeping your trash can (and your trash) properly stored and placed for pickup in a timely manner.

HOA Board Re-Elected, But More Members Are Needed To Serve
HOA members at the Dec. 6 mem-bership meeting voted to return three incumbent directors to their seats on the HOA board.
Don Barry, 2 Durbin, will continue as HOA president, while Laura Atkinson, 7 Prestwick, will remain vice-president and Edison McIntyre, 10 Prestwick, stays on as treasurer.
The HOA bylaws permit these three voting directors to appoint three non-voting board members. Any HOA member (home owners in good standing) is welcome to apply for a seat as a non-voting director by contacting one of the board members or Morgan's Property Mgt.
During the 2006 calendar year, Sarah Wright has served on the board as non-voting secretary, while Steve Williams and Paul Caruth have served as co-chairs of the Aesthetics and Maintenance Committee.
Parking Lot Repaving and Restriping
The HOA board is preparing plans for a cycle of repaving and restriping of Walden Pond's parking areas. Work should start later this year with the aim of re-doing all the areas over the next three to four years. Details to come!

Arrest Made in Six Astor Court Break-Ins
Durham Police report that they have charged an Astor Court resident with breaking and entering in six burglaries on Astor Court, going back to December 2005.
Investigator W.T. Coghill said the arrest was made on Jan. 24. The arrested man also was charged with five counts of larceny and one count of obtaining property under false pretenses, Coghill said last week. The arrested man was released on bond on Jan. 31.
The man who was arrested gave his address as an Astor Court townhouse, but since he is not listed as the owner of that unit, his name will not be given here.
However, the police reports related to his arrest are public records and can be obtained at the Durham Police Depart-ment, 505 W. Chapel Hill St. Call the Records Division at 560-4423 for more information.
Coghill said police had been watching the Astor Court area for several months but were able to obtain enough evidence for an arrest only after a break-in reported on Jan. 9 of this year.
All of the break-ins reported by residents occurred during daytime, Coghill said. In some of these, the alleged burglar knocked on front doors to ask for gas money. When no one was home, he would enter through the rear door, usually by breaking out a glass pane on the door and undoing the deadbolt.
Police advise that a resident should never tell any stranger when the resident is going to be away from home, and that all glassed doors should be equipped with key-operated deadbolt locks.
